REMINDER ON PROPER WEARING OF MASK AND SAFE DISTANCING

Dear Residents,

We wish to remind all to properly wear your mask or face shield whenever you are out of your home.

Kindly ensure your nose and mouth are covered properly.

Anyone who is found noncompliant may face the penalties imposed:

 

Penalties for not wearing a mask:

First Time offender: $300.00

Repeat offender: $1,000.00 and / or Prosecution

Offending foreign residents: May have work passes or permanent resident status revoked.

CAR DECAL UPDATING EXERCISE

CAR DECAL UPDATING EXERCISE

 

Dear Sir/Madam,

We refer to the above matter.

During our routine inspection and patrolling, we have observed that there are many vehicles that:

  • do not display their car decal
  • have not updated the vehicle number (mismatched numbers)
  • use defaced or blank decal
  • have not registered their vehicles

The Regentville decals (1st car – round yellow decal / 2nd car green square decal) are a means to identify if the vehicles are registered and are parked at the correct decks or location. If the stickers are not displayed prominently and/or have the wrong details, it a parking offence whereby offenders may face wheel clamping as per the by-laws. The wheel clamp release fee is $214.00 (inclusive of GST).

The objective of this exercise is to update the records and minimize illegal parking in Regentville.

Please ensure your car registration(s) are in order. If you need assistance, kindly approach us at the Management Office to fill out the car registration form, submit the log card and / or make a payment of $21.40 for each decal in cash when necessary.

We appreciate your cooperation on this matter. Kindly disseminate this message to your family members / tenants and advise your visitors to park at 5A and above.

CLEANING AND MAINTENANCE OF AIRCON LEDGES, WINDOWS & ENTRANCE AREAS

Dear Sir/Madam,

We refer to the above matter.

The Management has received several feedbacks on cleanliness and water seepage due to units that may have overlooked cleaning and maintenance of the abovementioned areas. We would like to advise all our residents to clean and maintain the above areas to ensure these items and areas are in good condition.

We wish to remind everyone on the following:
  1. Clean and dust windows, check if the frame and glass are secured. Report any water seepage.
  2. Please do not hang laundry to dry at the windows or corridors ($53.50 administrative fee).
  3. Maintain an organized and sturdy shoe rack.
  4. Do not obstruct the common corridor to allow fire escape.
  5. Bulky items CANNOT be disposed in Regentville (only allowed when Open Top Container is in place)
  6. Bicycles and potted plants SHOULD NOT be kept at the corridors, risers or at the aircon ledges.
  7. Remove any personal items from the aircon ledge and clear debris to avoid floor trap blockage.
  8. Check for water ponding after heavy rains and clear floor trap to prevent mosquito breeding.

Strictly observe safety and ensure you, your cleaner and/or helper wear proper protective equipment. Please exercise due consideration and compliance to the by-laws.

MINISTRY OF MANPOWER: FOREIGN WORKER TENANT ENQUIRY SERVICE (FWTES)

 

We trust everyone are staying safe and healthy at home.

The Management would like to inform all our Subsidiary Proprietors (SPs) regarding the Foreign Worker Tenant Enquiry Service or FWTES. This service allows homeowners to check the number of foreign workers staying in an HDB flat or private residential premises (PRP).

Homeowners can check the number of non-domestic work pass holders staying in an HDB flat or private residential premises (PRP) as well as:

  • Remove foreign workers who are no longer residing in the HDB flat or PRP.
  • Block your properties from being registered as an address for foreign workers.

HIGH RISE LITTERING: DOG FECES, USED TISSUES, CIGARETTES

 

Dear Sir/Madam,

The Management has received feedback yet again that there has been littering such as cigarettes, liquids, foodstuffs, tissues, rubbish, toys and dog feces. Some of which ended up in other residents’ units. Such inconsiderate acts not only cause pollution or damage to lower units’ personal properties such as furniture, laundries etc. but also a SERIOUS THREAT TO THE SAFETY of residents.

Wastes can carry diseases which may cause infections. There are many incidents of rubbish thrown out of unit windows by inconsiderate people who completely disregard other people’s safety causing much distress to everyone. This may cause extra measures to be put in place such as installation of CCTV or an increase in the management fund to maintain the estate’s peace and cleanliness.

Under the Regentville By-Laws, an administrative charge of $100.00 will be imposed for cleaning on behalf of the residents who fail to clean their pets’ waste or any inconveniences from the pets affecting the common areas and facilities. Apart from this, the Management will not hesitate to report to the relevant authorities if anybody is caught littering red-handed. The Management and Subsidiary Proprietors / Residents may consider taking legal action under the Strata Title Board (STB) and commence an investigation if deemed necessary.

Please exercise due consideration and compliance to the by-laws. We urge all residents who have witnessed culprits to inform the security guards or the management office immediately. Kindly disseminate this message to your family members / tenants.

ADVISORY LETTER FOR SMOKING WITHIN YOUR UNIT

 

We refer to the above subject.

 

The Management acknowledges that your unit is your private space. However, we urge all our residents to be more considerate as second hand smoking affects exposed individuals specially the elderly and children.

 

Chemicals in cigarettes can lead to coronary heart disease, stroke and lung cancer. It can cause asthma attacks, respiratory infections and sudden infant death syndrome among other things.

 

Please make an effort to keep expelled smoke within your unit by:

  1. Closing your doors and windows
  2. Purchase air purifier to help with air circulation
  3. Keep away from doors and windows while smoking

 

Kindly disseminate this message to your family members / tenants.

CHILDREN’S SAFETY AND SECURITY AT REGENTVILLE

Dear Sir/Mdm,

 

On 21 March 2019 at 7:45pm, a boy was found lying motionless face down in the swimming pool. A resident, Mr Ang happened to pass by and noticed the boy. Mr Ang managed to pull the boy out from the pool and immediately performed cardiopulmonary resuscitation (CPR). The boy subsequently gained consciousness before being sent to hospital by ambulance. The Management would like to thank Mr Ang and the other residents for rendering their assistance at the critical moment.

Furthermore, the management would like to remind the residents and highlight the safety concerns regarding children playing at the common areas.

Swimming Pool

We wish to emphasize that swimming pools can be very dangerous for unsupervised children and teenagers, as well as adults swimming alone. Please note unsupervised children (under 12 years old) will not be allowed to swim for their own safety.

Playing ball at tennis courts, car parks, poolside and clubhouse                                                  

Kindly be informed that we have a high volume of vehicles driving in and out of the estate and contractors working on a daily basis. The above areas are not meant for children to play at. The management and the security team have noticed and warned children found playing at the above areas. We ask parents and guardians to ensure that children are under control and play at the designated play areas with proper supervision.

According to clauses from Regentville By-Laws:

  1. “Ball games are not allowed to be played within the compounds of the condominium.”
  2. “Children under 12 years old should use any of the recreational facilities unless accompanied by their parents or supervisory adult who shall be responsible for their safety and proper behaviour.”
  3. “Any damages caused to the common property shall be assessed by the Management and all costs of repair and/or replacement of broken and/or damaged parts shall be borne by the unit responsible.”

The management seeks your kind cooperation to advise your other family members, helpers and visitors to always put safety first and follow estate regulations.

NO SMOKING AT COVERED COMMON AREAS, POOL SIDE AND CHILDREN’S PLAYGROUND

Dear Sir/Ma’am,

We have recently found cigarette butts, ashes and traces of burn marks on the common corridors, staircases, lift in-cars and car parks.   All smokers are reminded to co-operate and to stop such acts. Smoking is a health and fire hazard to all.  

Please refer to the clauses from the Smoking (Prohibition in Certain Places) Regulations 2018 implemented by National Environment Agency (NEA) effective from 01 January 2019:

 

  1. No smoking is allowed at: “Any common property within any residential building, including any atrium, courtyard, common corridor, lobby, void deck or stairwell.”

 

  1. No smoking is allowed at: “A car park in a multi-storey building (excluding any part of the car park that is located on the rooftop of the building) or a car park in a basement of a building, including any corridor, lobby or stairwell within the car park.”

 

In view of the above, you are reminded once again that an individual who is caught smoking in a prohibited place is liable on conviction to a fine of $200. If convicted in court, the offender may be liable to a fine of up to $1,000 by NEA.

We urge all culprits to stop these inconsiderate acts and kindly spare a thought for your fellow neighbors who are sensitive to the smoke and smell of cigarettes especially young children and asthmatic patients, etc.

We seek your utmost understanding and co-operation to ensure that you and your guests comply with the law to make Regentville Condominium a better and nicer place to live in.
